"From the moment you drive up to the house you know you are going to have a first class experience. The property is beautiful and the guest house is warm and welcoming. We decided on a wonderful welcome basket which we snacked on the entire stay! We also used the spa & pool every night and each time a fire was lit waiting for us. Nina was awesome, she took care of every detail to ensure we had an amazing stay. My husband and I have a passion for art and Nina was happy to tour us through her art studio. We really enjoyed getting to look at her work. We took advantage of the dock she shares on the river and enjoyed watching the boats go by. "This property is so relaxing and peaceful! Clean, orderly, upscale, beautiful, comfy bed, and wonderful hostess! You truly are surrounded by nature and we loved the treetop views that overlook the canyons of the river. You can see for miles. The large private deck is into the woods so you feel comfy sitting out in pjs for coffee, wine, or meals, and the pool is just a short walk around the main house porches where Nina invites you to sit and enjoy the porch swings, which we did. We even took our picnic lunch down and enjoyed sitting on the long porch at the cute table and chairs where you have remotes to turn on the fan or lights. Pool was perfect temperature. And so lovely out under the stars at night. A plethora of groceries and excellent restaurants. One world theatre is just literally down the road. We enjoyed our stay and will be back. "This was a short stay for our family of four, and we could not have been more pleased! The property is just as lovely as it shows in the pictures and we enjoyed the main house porch swings, strolling around the neighborhood and down to the river, exploring the grounds, and relaxing at the pool. I'd highly recommend adding the spa package because you can see the stars at night and have a roaring fire next to swimming and hot tubbing. We grilled steaks one night and enjoyed eating them down at the picnic table by the springfed creek. Thanks Nina for such an amazing stay and your generosity." 08/04/2022

"I booked the guest house cabin retreat for a long weekend with my kids. The property was great, the location was perfect. Was the perfect launchpad for us to explore the hill country during the day and wind down at night. Nina was great to work with, she was extremely hospitable, and offered great advice on things to do in the area. "My wife and I booked this property to celebrate our 20th anniversary. It was the perfect place in every way. Very clean with nice furnishings, antiques, and modern design make it interesting, and the cabin is up in the treetops with plenty of light. It's private and cozy inside and out! The cabin has a large deck that we enjoyed sitting out in the mornings for coffee and in the evening with a glass of wine, in our pjs, because it's surrounded by woods and trees and completely private. The hot tub is perfectly situated behind the main house with large trees that shade it during the day but open up to stars just overhead at night. "The getaway is nestled in the beautiful hills of west Austin and was a perfect place for our high school girls reunion. The scenery was beautiful and the easement by the Colorado river was a perfect place for the delicious (deluxe picnic basket)lunch that was packed for us. I can totally see us returning in the summer for we can include some sunbathing and swimming in the river. A trip on Sunday to some of the wineries outside Austin was perfect. There are so many restaurant choices and we ate dinner at salt lick bbq and then came back to the getaway for a soak in the spa by a roaring fire and the sky full of stars. Perfection. "We had a wonderful stay! The Property was very clean and well maintained, Nina, the property owner, was very helpful with information on nearby restaurants and attractions. She supplied some fantastic extra bedding for our group. The oversized padded cots were amazing and the high end (blew themselves up w/plugin) air mattresses were very comfortable- just what we needed for our group of 7! The pool was a great place to sit and relax and had a wonderful view. We also booked a boating trip on the river and had the captain meet us with his boat at the dock. Both Uber and Lyft were readily available for the nights we decided to go downtown Austin for music or to the many great restaurants nearby or downtown! Also Lake travis. "My girlfriend and I stayed at Nina's guesthouse for a long week and had a great time. The guest house is located just adjacent to the main house, but still feels very private. The house is tucked into the woods in a quiet area in the hills about 10-15 minute drive from Austin so you can be as busy or as tranquil a stay as you like. We took daily advantage of the pool, spa, and river. We only went into town a few times, and never had a problem getting an Uber to and from the property. The rental itself was very well appointed- full kitchen, comfortable bed, huge living area, and there's a washing machine to use just below in the garage. There was a nice fence in backyard to let our small dog run around. Nina and her daughter welcomed us with quite a lot of fruits, snacks and wine- they were great and extremely helpful throughout the stay without being intrusive at all. Just a text or call away. I'd highly recommend this property to anyone looking to enjoy a quiet retreat while still having access to the amenities a city like Austin provides, we will definitely be back." 05/13/2022

"The cabin and the surrounding property are beautiful, a great hill country getaway! The listing description was accurate all the way! The cabin was clean and we were so glad that we had it stocked with welcome and picnic baskets full of tasty treats. We had our two small dogs with us and the set up was perfect with the fenced yard and the lake just a short walk down the road. Spa and pool was well maintained and most enjoyable. The property owner, Nina, provided hospitality and was very attentive. Downtown austin is a short 15 minute drive, lots of great restaurants. There are also many mountain biking and hiking trails around austin. Two parks are relatively close by, pace bend and mule show, and have a good network of trails." 06/09/2022

"My wife and I rented this place for a few nights for a “baby-moon,” and we couldn’t be happier with our stay. Nina was a great host and took good care of us. The property was clean and well-kept. Much thanks for the nice goodie basket that was waiting for us when we got to the property. She also gave us a complimentary package w/ custom heating (for pregnancy temp to be just right) w/ the hot tub, which was super relaxing! The property itself is situated in a very quiet area. The only noises you hear come from the surrounding birds. It rained for a couple of days while we were there; there is a covered porch on the grounds with a swing so we were able to watch the rain come down, very cool. For food, we went to the nearby County Line on the Hill restaurant for some tasty BBQ! We also took a sightseeing trip around the surrounding neighborhoods to look at some of the really nice houses overlooking the lake and the cliffs. Overall we had tons of fun and would recommend this place to any couple looking for a quiet getaway for a few days." 09/03/2021

"The cabin retreat was exactly what I needed to relax and wind down from work overload!!! It is very private with awesome surroundings. Ideal for people looking to get away from noisy city life to serene outlook. Experience nature from up close. Deers roamed around and provided beautiful views from the cabin. That in itself was great entertainment for my kids. The cabin was well equipped with all necessities and very spacious. Everything was very clean and well presented. The fresh flower arrangements gave a really special touch. The host, Nina, was very considerate and accommodating to our needs for this vacation from the very first time I talked with her. The entire outlook of the property reflects her artistic nature. The cabin really stood out from the surrounding properties. We were presented with welcome baskets with lots of snacks and goodies. The continental breakfast provided was full of variety. All of our requests were attended to very promptly and with genuine care. It was great to have written information available in the cabin about surrounding areas and entertainment for all family members. The best thing I experienced was that Nina was very eager to make our stay special to us. She was beyond thoughtful about cultural issues and wanted to know how she can accommodate our food preferences for our family’s needs. Having my privacy was extremely important to me. The location of the cabin turned out to be ideal. It’s surrounded by tall trees. I had a blast having my privacy. The pool was great. The spa was quite relaxing. I loved the location of the pool. The cabin retreat is definitely on my list to return often even for a quick one day getaway. What a great cabin and an awesome host! "What a treat! My husband and I booked a weekend stay at the Guesthouse Cabin Retreat for our anniversary looking for a bit of quiet, comfort, and access to some of Austin’s many activities. We hit the jackpot and got all of this and more during our stay at this beautiful home… Our lovely host, Nina, truly anticipated our every need and communicated with us prior to our stay to make certain every detail was taken care of before our arrival. From the beautifully furnished and accessorized home, to the incredibly, thoughtful and generous goody basket, (not to mention fresh hot brownies upon our arrival) Nina went over and above to make our stay memorable and fun! The fresh flower bouquets throughout the house were not only lovely, but offered up a delicate fragrance that brought me back to my childhood with memories of my grandmother’s fresh peonies. We ordered a picnic lunch ahead of time and received more yummy food than any couple could eat. We were also provided some very well thought out information regarding the Austin area, ideas for fun outings and a great map and review sheet on the Austin wine country. We took our host’s recommendations and visited two of the wineries she selected which were just a short drive from the guesthouse. What a great afternoon, and what perfect suggestions - good Texas wine… The pool and spa were perfect and offered a nice retreat during the evenings as well! "Immaculately clean! Just as described and even better! It was perfect for our group of six women! The design of this large guesthouse is open, roomy, upscale country Texas vernacular GORGEOUS!Set in an ideal location for easy access to tons of excellent restaurants and things to do in Austin and the beautiful surrounding Hill Country. The views from the windows are fantastic where you can see a long ways off into the distance and the canyons of the river for miles! We could even see a bit of the river through the trees! The idea of visiting a couple of wineries was on our list and there are over 50 wineries to tour with maps and fliers. We enjoyed the “pics and details” in the fliers which helped us find our way to visit about 6-8! Nina has outlined her favorites in the concierge book which is full of LOTS of helpful info on all kinds of things from fav restaurants to, parks, theatres, carry out recommendations, and wineries! We went to the ones recommended and found our way easily from the directions given! Then we brought back a couple of bottles of our favorites to the cabin for a late night fire in the backyard. "We’ve stayed a lot of vacation rentals around Austin and this is our absolute FAVORITE! It has close proximity into the city, that is truly a find in terms of being in an area that is not populated so that you are surrounded by nature and very upscale amenities. The hostess and property owner could not be more charming. She delivered hot chocolate, homemade croissants for one morning and her picnic basket was delightful to have down at the river. "This treasure came highly recommended from a coworker. I booked this fabulous guesthouse for a few days of rest and relaxation for me and my wife. Wow, this place was above and beyond my expectations. The description of this place was spot on and more. Location, location, location...located in the hills, short walk to the river, very clean, well stocked, romantic, peaceful….the list just goes on. Fabulous restaurants and shopping areas within a short drive. We enjoyed our morning coffee and quiet time on the deck outside our front door, surrounded by the sites and sounds of nature. In the evening we sipped wine on one of the four porch swings while watching the glorious sunset! Nina was very charming with her southern accent and hospitality. "This was a perfect long-weekend getaway during the pandemic. This enchanting cabin and large property where deer like to graze is tucked away on a hillside with views of the rolling hills. There is a private pool for use anytime, and the hot tub and charming fireplace can be heated for an additional fee ("optional add-on"). The cabin is close to beautiful lake Austin. We went out on a boat, swam, and even did fireworks on the lake. There are also parks and hiking trails nearby which we enjoyed. The host pays great attention to detail, and the cabin is well-maintained and well-stocked. The host lives in a house on the same property, but the cabin is above the separate garage and is very private. At first, I was a little confused by the list of optional add-ons, but the place is great even without them - although I would definitely recommend at least getting the wine and welcome basket!" 07/06/2022

"The property was very clean and updated with all amenities needed. Top of the line linens and towels. The beds and all furniture were very comfortable and well kept with several nice inflatable mattresses for the kids. Kitchen utensils and outdoor cooking were more than we’ve had in most rentals other places. The property is beautifully landscaped with many places to relax and enjoy the Austin hill country. Front porch swings, deck areas and pool were immaculately cleaned and always available upon request. The property owner was very quick to assist in all needs for the rental as well as helping locate parks and places to explore. We really enjoyed the deer and other wildlife. We felt very safe and had a lot of privacy. I will book another stay and add on the pool house or farmhouse suite. The owner was very nice and always checked in to see if there was anything we needed. Great place for a secluded relaxing getaway but still very close and convenient to many hot spots in Austin. "My husband and I stayed at this guesthouse all last week. It was meticulously clean and I really appreciated the extras - like specialty soaps in the bathroom and makeup remover wipes. The large deck off the back is a perfect place to just relax. We saw deer every day. The location is convenient - just a short drive to downtown Austin. The guesthouse was nice and WiFi was good. We ordered 1 picnic basket and 1 breakfast basket. They were special - lots of items we had never seen or tried before. I can tell you that we ate breakfast and lunch every day from these two baskets and still took food home. "We spent 4 days here and found everything very accommodating! Beautiful property! It's close enough to Austin but also still far enough out to escape the city sounds. We came down to visit family and enjoy the 4th on lake Austin. I will say the only thing that we'd do differently- was having too much family come and go! We paid extra so as not to break rules. We understood why those rules were in place (liability and more people). But the property is truly a "Retreat" to really relax and enjoy, and we'll be back to do just that, maybe a romantic weekend! 😉 Everything is just as described and more! Thanks again, Nina! "My Wife and 2 young girls (3 and 9 mo) had a perfect stay at this property. The owner, Nina, went above and beyond to ensure we had everything we needed for our stay. This Guest House sits above the garbage and next to the main house. We felt like the entire property belonged to us. Even the pool has its own separate entrance though a back trail if you want it. The place itself has ample room, great furniture, and plenty of supplies. It is a short walk to the river, there isn't much beach there to use but we took a couple of chairs that Nina provided for us and a cooler and had a great time hanging out on the pier with our dogs. "Where do I begin? We just recently moved to Austin and we are still learning about all the wonderful areas Austin has to offer. We wanted to take advantage of a little getaway weekend for my boyfriend's birthday that wasn't too far from home. The drive up to this pristine gem was like driving in the Russian River Valley of California - just beautiful. The charming guesthouse was set apart from the main home which was great for privacy. Just on the end of the main house is a beautiful pool and hot tub which we used to the full. There is a long porch with swings and the perfect table for two - we had breakfast and dinner there and it was so relaxing. We saw so many hummingbirds and other wildlife. The owner, Nina, went out of her way to make our stay perfect. She had a gift basket with wine, crackers, and cheese waiting for our arrival. The guesthouse was sprinkled with beautiful fresh flowers. The following day she was kind enough to drive us down to the lake easement just around the bend from her home. We had our own private dock to lay out on and the water was awesome! No one else was around so it was like having our own private beach. Our stay could not have been any better. We left relaxed and rejuvenated. While I am sure that Nina accommodates any number of guests, I personally feel that is the perfect home for a quiet getaway weekend. It's quiet, secluded and has luxury accommodations that would rival any 5 star hotel. She is deserving of guests that will respect and be considerate of her beautiful home. "This guesthouse was truly beyond my expectations! Upon arrival I was graciously greeted by the owner/hostess, Nina. All of the photos and descriptions wew exactly as stated and then some, the sunrise and view from the hills was spectacular! The guest house was clean, neat, and decorated in very good taste. I would suggest that when you book, please add the aps and breakfast package to your stay...you won't be disappointed! We used the spa at night and enjoyed a roaring fire in the outdoor fireplace, along with gazing at the brillant starry sky. Be sure to check out the artwork in this place....oh my goodness...Miss Nina is an amazing artist!!!! We took advantage of the beautiful Texas weather and hiked down to the water/beach area and had a picnic on the pier. "We had a great stay here! I only wish watching super bowl had been as much fun as in the lovely accommodations we rented in this hill country austin adobe! This place was perfect for the four of us. One couple stayed in the guest house cabin, and the other stayed in the bedroom suite by the private pool and beautiful patio setting where we entertained ourselves drinking wine at night and meeting for coffee in the AM. We each had our own full baths and privacy. The four of us (i think more people could have stayed if desired) congregated mostly in the main cabin enjoying our own company; there’s plenty of space. "While it's still a short drive away from good restaurants and activities, it feels secluded and surrounded by nature. We got to see deer grazing in the front yard and enjoy beautiful scenery on the porch. The rental itself was bright, airy, and spotlessly clean. "My husband and I had a delightful stay for our anniversary (and his 40th). The cabin was immaculate and the property was so beautiful. The bed was comfortable and cabin was nicely decorated. "Sudden road trip was on our minds and we found this cute bnb. Easy gps directions took us down this cute hill country road and I was tired by the time we arrived. I woke up the next morning pleasantly surprised at how rested I felt. It must have been a magical bed. I was skeptical at first because I'm not a big bnb person but this one was extremely clean and I appreciated that detail. Swimming pool and hot tub were all ours and it was amazing. Hostess nina is so charming and thoughtful. She did not leave out a single detail. Surrounding restaurants are a must. Ask Nina if she knows them all. "The best place we've stayed in the Texas hill country, and we've stayed in many. The property is clean, charming, and appointed with upscale furniture. A nicely well equipped kitchen, beautiful relaxing surrounding, and just the comfiest bed ever. Nina makes you feel like you can ask her for anything and she is always accommodating. We booked the spa package and it was sheer luxury out under the stars on a chilly night with a fire that was all set up for us at our prearranged time, i can also highly recommend the deluxe welcome basket and the breakfast breads basket, which were full of delightful goodies both healthy and delicious! We enjoyed them for several days. Nature surrounds you and it is private but a fantastic location to great restaurants and a quick trip downtown for some live music. We enjoyed especially doing a tour of the hill country wineries based on Nina's suggestions, maps, and fliers. Can't imagine anyone not liking this place. Our doggie loved it too! Lots of grounds and a great country road with barely any traffic to walk her on! Well brind our bicycles next time. Thanks again Nina! Well be back again soon!" 08/11/2023

The property owner was very helpful and offered good suggestions for dining and entertainment. Very good location, enjoyed the heated whirlpool and fireplace on the property, the following fdat we went to the Barton Creek resort spa which was only a short distance away from the property and it was lovely. "This retreat is wonderful for anyone who cherishes both the texas hill country and austin. It is a perfect location nestled in the hills outside austin yet only 25 minutes or so into downtown austin. Located on a beautiful windy, hilly road it has a real rustic feel. The steep driveway leading up to the property only enhances this natural, idyllic setting. The building itself sits very high. You feel like you are in the trees as that is mostly what you see anywhere you look-beautiful views of hills and trees. The space is pristine, airy, very light with high ceilings and windows all around. It is artfully decorated as the owner is a colorful painter by trade. The two main rooms lend themselves well to different sleeping arrangements if you have a larger group, as we did. The kitchen is well stocked if you want to cook a reasonably complicated meal. The bed sheets and overall fabrics are gorgeous. The owner who lives in the adjoining property could not have been more available and resourceful. Some of us managed to fit in a downtown live music venue of the infamous Denny Friedman and make it back for a quiet, peaceful drink and chat on the back deck. The next day i managed to take the short trail down to lake austin which was breathtaking/ the weather was fabulous. The only drawback to this delightful setting was you do not want to travel into austin at peak rush hour, but that's true of almost any place not in the city these days." 02/10/2022

Our girls weekend was perfect with the well appointed kitchen for meals in and the in room classic movies for quiet relaxation with a bottle of wine. "We spent the weekend at this wonderful place in austin. Since it is located by the river and surrounded by hills, you truly feel as if far away from the city. The tranquillity that surrounds it is amazing. The unit was extremely clean, competing with all the basic amenities and some more extra ones. The kitchen was fairly equipped and prepared to serve more people than the place can hold. We had hoped to do some hiking around the area but had to postpone because of bad weather. "My wife and I spent a few days at the cabin retatere while the kids were at summer camps. We had a wonderful time even with the little rain. Took some time in the pool and spa and sat in front of the fire. Enjoyed walking around the property and looking at all the deer and other wildlife. Nina was a very helpful and very gracious host. The cabin is close enough to everything Austin and the hill country has to offer, but secluded enough that you don't realize you are only 10 minutes from everything. "Our stay at the lake cabin was totally wonderful. We got in during one of the recent big storms in austin. We settled into our cozy recreate and watched movies on netflix. The welcome baskets nian left were so nice and most welcome. The art work in the cabin is amazing and adds to the property. Because of the weather we didn't use the pool or go down to the lake which is a short walk (there is not a lake view but you do feel like you're in a treehouse). The cabin is truly lovely and we enjoyed our almost week there. We will be back and recommend it highly." 07/15/2022

"We live in California and our oldest daughter is a fresham at Baylor. We spent Spring Break in Texas and were looking for a vacation rental to send family time together for the extended Easter weekend. Nina’s property is sooo much more than a “vacation rental.” Nina went above and beyond to make us feel at home. There is only one bedroom, but Nina worked with us in advance to make sure our family of 5 (3 adults and 2 teens) would be comfortable. Her welcome basket of goodies was just what we needed for breakfast and happy hour. She is very detailed and put a great deal of thought into making our stay what we needed. The kitchen is very small but has what is needed for making a home cooked meal. Although there aren’t any spices, except for salt and pepper, Nina let us borrow from her own kitchen the few spices we needed to prepare our meals. There is also a BBQ in the pool area that we used as well. The property is very well cared for and maintained. You really are surrounded by trees and can see a small sliver of the lake. It is a very short, easy walk to the dock. We took a picnic lunch down one day and happy hour munchies another day. The drive into Austin was a quick 15-20 minutes. Nina has a great guest folder with restaurant suggestions as well. If you need to get away, this is the place to go. Nina is very easy to work with and will make your stay special! We hope to come back the next time we visit Texas." 08/12/2021

"We found this little secret last year and now making it our go to destination when in Austin. Crispr clean sheets and privacy is my 2 must haves. The contrast is what we love. Resting at night and waking up to this peaceful loft like space is the perfect balance. Downtown Congress St. Shopping and music is a little over 15 minutes away. The owner is so sweet and attentive and is also a local famous artist. Ask to see some of her work. Amazing!! French pastries with farmers butter and french press coffee every morning was delightful. We normally come for the downtown festivities but now want to plan a longer stay just to enjoy the lake. She offers Catered boat trips with a captain and some kind of surfing behind a boat is available. Our two teenage boys will love this." 09/13/2021

"Everything about this place is FANTASTIC! From the minute you arrive, you are greeted warmly by the host, who is an exceptional artist with her studio on the property grounds and amazing work! Fresh cut flowers and a greeting basket with ample and considerate goodies, high thread count sheets, plush towels and toiletries, beautiful furnishings that are comfy, practical, and luxurious, are just the start of it! It’s everything the description said and MORE! All so CLEAN! The place is phenomenal with views from the guesthouse of the grounds and hill country beyond the property for miles!- Such a peaceful and relaxing setting. It is truly a country retreat! We strolled down to the river easements (there are two, pulse a park nearby), several times, and enjoyed swimming off the pier and relaxing on the beaches there. But the pool and spa area of the property are very private and luxuriously beautiful as well. The spa spills over the pool, making waterfall sounds that are so relaxing. There is even a Bose outdoor speaker system to provide your choice of music or radio stations for the pool, deck, and porch areas. I really enjoyed getting up early for a morning dip in the pool and listening to the birds sing while sipping my coffee. In the evening, we could take our drinks down to the pool and relax and swim. After dark, it was nice to just sit out and listen to the night sounds, birds, crickets and a lovely Whippoorwill sound. One day, we opted for a picnic basket and were so pleased with the contents of delicious sandwiches, fresh fruits, pasta salad, gourmet dessert, and drinks/wine. It is all organized so that guests can choose their options ahead for picnic basket contents, as well as simple groceries,frig stocking, which was very nice. There are some great restaurants within a short drive. We especially liked the wonderful variety of restaurants in the area, and were so pleased to be able to cook our own fare in the well equipped kitchen. Several great groceries are nearby, as well. Youmay also grill by the pool area. Oh! Last but not least: The Workshops for painting and drawing that the owner offers are well worth the money; totally fun, educational, and a real treat! "I booked this property for a “Girl’s GetAway” with a few close friends and we had a blast! The property was PERFECT! Clean, and beautifully designed w/ comfy bedding and soft sheets, towels and everything we needed in the kitchen as well! HIGHLY RECOMMEND NINA’S BREAKFAST BASKETS! We ordered the Specialty Breakfast Breads w/ a variety of choices and it was perfect for getting up and having something really yummy to munch on out on our private deck w/ the vast array of coffees and teas that Nina provides! We had delicious pizza delivered one night that was from a place Nina had recommended and went to her suggestions for eating out also and were thrilled with the excellent restaurants and food with a huge variety of choices! We also found her winery touring maps and suggestions very helpful! Basically everything we needed and was made so easy to enjoy both the excellent food and variety of choices! "Everything was just as described and better! The pool and spa are very private and the easement to the river is a really wonderful experience. There is even a shower there for rising off the sand from the beach. Very peaceful. Comfortable bedding. Well equipped kitchen and cabin. I chose the win and goodie package for the birthday girl, we enjoyed the serene nature surroundings as we sat on one of the 4 porch swings overlooking the hills. One day we took a short walk to the pier and had a delightful picnic lunch, prepared by nina. Then we sat in the river area and relaxed in the sun as we watched the sun glistening off the water. That evening we enjoyed wine in the spa and pool as the roaring fire lit up the night, such an inviting place to stay. "The cabin was a great place to stay. Very clean and well organized. The bed was the most comfy I think I've ever slept in. and everything was just perfect. I could see bringing a group of women here for a fun long weekend and just hanging out in the spa with the fireplace and stars at night or going on the wine country tours. Nina has it all outlined for wine touring and her suggestions on restaurants were spot on. It's a wonderful stay in the country! The river pier was really fun and an amenity that most places don't have. We enjoyed just sitting there and watching boats go by and the water. So peaceful! We will be back and I highly recommend this place for a romantic weekend for a couple, a family vacation, girls getaway, or really just about anything.
